A 'buy to let' mortgage is a type of mortgage for property investors who intend to purchase (buy to let) or refinance a single or even a portfolio of properties with the intention of renting out to a tenant.
The phrase buy to let can refer to either the investment strategy of buying a residential property to be let for profit or to a particular category of mortgage used to finance a property that is currently or will be rented out.

For many years buy to let landlords have invested in residential properties to be let for profit, but since the mid-nineties there has been rapid growth in the property market leading to an increase in demand for buy to let property. Despite the ongoing “credit crunch” there are still many new buy to let products available to both existing buy to let investor and new buy to let investors.  With the base rate at a historically low level rates have never been more competitive for buy to let mortgages.

There are many different types of people who look to rent a buy to let property from an investor, from professional buy to let tenants to student buy to let tenant and there are products on the market that will suit all buy to let circumstances. Generally the interest rate and maximum loan size available for buy to let lending will be determined by the anticipated rental yield on the buy to let property.  This will very much depend on the location of the property.

Most buy to let lenders will be looking at a rental coverage of 125% of the mortgage payment (e.g. mortgage payment = £500 so the buy to let rental will need to be £625)
